Resident Selection Plan

General Information

  • Age Requirement: All applicants must be 18 years or older, unless they are an occupant under a head of household.
  • Identification & Income: A government-issued photo ID and proof of income are required to complete the application.
  • Complete Applications: Applications must be fully completed before processing can begin.
  • Screening: Each applicant is screened individually. The application fee covers the cost of this screening.
  • Accuracy Matters: Any falsified or inaccurate information will result in immediate denial.
  • Applications require 4 consecutive pay stubs or an official job offer letter (signed and including employer, contact info, salary, and pay frequency).
  • Self-employed or applicants with non-employment income must provide 4 consecutive bank statements and the most recent tax return.
  • Rent-to-income (after debt) must be 50% or less per household (approximately 2x the rent after debt), or proof of liquid assets equal to two times the annual rent.
  • Must provide 5 years of verifiable rental history.
  • Homeowners must provide verification of ownership and mortgage payment history.
  • Applications may be denied for evictions, outstanding rental balances, or negative landlord references.
  • Applicants are individually screened for credit history.
  • A minimum credit score of 600 is required with accounts in good standing (no recurring late payments, delinquent accounts, bankruptcies, judgments, liens, or collections).
  • Applicants with no credit history may qualify if rent-to-income after debt is 40% or less.
  • Credit above 600 but with collections or past due accounts requires a guarantor/co-signer.
  • All applicants undergo a criminal background check and sex offender registry check.
  • Any indication of risk to the safety or well-being of residents and communities will result in denial.
  • Applicants are notified by email of the outcome.
  • Denied applicants receive an Adverse Action Letter with guidance on obtaining the report and disputing, if desired.
  • If eligible, a guarantor may be offered.
  • Guarantors must meet the same income and credit requirements as applicants.
  • A guarantor must independently be able to cover the cost of the lease and is financially responsible for the full term.
